The expansion of the Zlín company Baťa and the personality of Tomáš Bata had a huge influence on the development and appearance of Otrokovice as we know it today. The legible raster of Gahur’s plan and the pure rationalist architecture from the hands of V. Karfík are undoubted values of the locality.
The maximum number of proposed housing units uses the orientation to the south, which has achieved the greatest possible sun exposure. The individual buildings are located so that they do not shade each other. Each unit has an assigned terrace or balcony facing just south. The balconies are designed as a self-supporting suspended constr. system, which significantly reduces the cost of their implementation and also allows to maximize areas.
The building creates added value in the area, either as an extension of the community space, which can be used by residents, for example as a bicycle shed, a place for municipal waste or the buildings can offer the function of a small cafe or shop.
The semi-private space is intended for the community of inhabitants of the given area. There is a safe haven for children’s games or a place for more intimate meetings. The use of prominent space is variable and may depend on the wishes of the local community. The space will be managed by the city.
In each apartment building there are 12 units for tenants + 1 unit on the ground floor for caretaker / bathroom. worker. A total of 48 + 4 flats are proposed in the area. The apartments are accessible via common corridors with four access stairs and one elevator.

Rozmach zlínské firmy Baťa a samotná osobnost Tomáše Bati měli obrovský vliv na rozvoj a podobu Otrokovic jak je dnes známe. Čitelný rastr Gahurova plánu a čistá racionalistická architektura z rukou V. Karfíka jsou nepochybnými hodnotami řešené lokality.
Maximum navržených bytových jednotek využívá orientaci na jih, čímž bylo dosaženo co největšího proslunění. Jednotlivé budovy jsou umístěny tak, aby si navzájemn nestínily. Každá jednotka má přiřazenu terasu, či balkón orientované právě na jih. Balkóny jsou řešeny jako samonosný předsazený konstr. systém, což zásadním způsobem zlevňuje jejich realizaci a zároveň umožňuje maximalizaci ploch.
Objekt vytváří v území přidanou hodnotu ať už jako rozšíření komunitního prostoru, který můžou využít residenti, například jako kolárny, místo pro komunální odpad anebo objekty mohou nabízet funkci malé kavárny, či obchodu.
Polosoukromý prostor je určen komunitě obyvatel daného území. Vzniká zde bezpečné útočiště pro hru dětí, či místo pro intimnější setkávání. Využívání prominentního prostoru je variabilní a může být závislé na přání místní komunity. Prostor bude ve správě města.
V každém bytovém domě je navrženo 12 jednotek pro nájemníky + 1 jednotka v přízemí pro domovníka / soc. pracovníka. Celkem je v území navrženo 48+4 bytů. Byty jsou přístupné přes společné chodby se čtyřmi přístupovými schodišti a jedním výtahem.
