The project responds to the city’s need to revitalise an underused historic building in the centre of Mikulov and give it a new function that connects entrepreneurial, cultural, and community activities. The former fire station occupies a strategic location within the urban structure, close to the main square, tourist routes, and key civic amenities.

The building is currently in poor technical condition. The façades are damaged and deteriorating, the roof is worn and partially leaking, and parts of the timber roof structure show signs of insect damage. Windows and doors are largely original and lack adequate thermal performance.

The primary function of the project will focus on business-oriented uses, including coworking spaces, flexible offices, studios and workshops for creative professions, meeting and training rooms, and a multifunctional hall for business-related events such as workshops, presentations, and small conferences. These spaces are intended for commercial rental and service provision.
