Our latest collaborative project with Swedish practice Kjellander Sjöberg Arkitektkontor and Italian-Dutch studio Openfabric was awarded the third prize. For the competition of the Sugar Factory Urban Revitalisation of Město Šlapanice, our proposal rethinks the issue of landscape revitalisation of the Czech industrial heritage, where often the lack of local reference examples leads to a total transformation of the territory and the loss of the original character and memory of the place.

Given this context, we asked the question, what would be the most sustainable way to develop such a site? An unused sugar factory with an extensive building heritage from various time strata and traces of industrial activity testifies to the central and everyday presence of life. This series of spectacular memories tells a story and can be preserved to give this place its own and unique identity.

Urbanistically, the site becomes a new, strategically located central district, which gradually offers a rich and versatile program connecting and integrating its surroundings. This project of extensive transformation and re-use of the existing legacy, where places and buildings receive new content and are interconnected, creates an interplay of interesting functions and activities. Each component was assessed individually to find creative ways to re-use. Construction restrictions associated with land contamination have made it possible to design a new urban space combining different types of public spaces and ways of working with greenery and the adjacent watercourse.

The sugar factory played an important role in the history of this village and its chimney represents a certain city landmark for the citizens. Therefore, as in the case of many other European examples, we consider some units of industrial architecture to be a heritage that we should protect and enhance. The reason is twofold: they represent a historical legacy and enhance the identity of the place.

The public space in the sugar factory complex is becoming an innovative hybrid post-industrial landscape. It is designed to be able to respond to a combination of proposed functions and programs and create a variety of spaces suitable for use by different target groups. The central area of ​​25,000 m2 is divided into several “landscape pockets”: the spill out zone by the granary, the fruit tree brewery, the square / event area in front of the market, the new waterfront and the sports complex at the northern entrance to the complex. A total of 235 parking spaces are located within the solved locality.

Essential elements of the design

Preservation of load-bearing structures and foundations. – All new buildings will meet the minimum low energy standard with technological solution of passive houses, optimized by WWR (Window to Wall Ratio (facade glazing ratio) less than 30% and adapted to world trends), 2 AUTHOR ‘S REPORT – TERRITORY shielding and ventilation with energy recovery, green roofs – adapted for climate change and ready for future development. – Selection of durable, renewable and recyclable materials (wood, bricks, steel) for new construction. It is a highly sustainable process that helps create progressive image of the area (social aspect). – High percentage of vegetation areas revitalizing soil, cooling buildings and leading to an overall improvement in the microclimate, reducing CO2 emissions. – Returning to the river (by building a quality embankment) and living in symbiosis with rhythm river.

Social sustainability

Restoring identity to the local community Essential elements of the design – Physical emphasis on the existing industrial structure and its differentiation from the newly developed ones parts – educational functions, homage and building local heritage and identity. – The wide range of functions in different areas (commerce, housing, culture, education, etc.) is the basis for a diverse demographic picture that strengthens local community. – Finding the right scale to complement the rural-industrial legacy relationship. The topic is research and development in the field of agriculture (local food and flower markets, annual fairs and events related to environmental awareness in agriculture and land use) – the topic of adaptation to climate change.

Architectural solution

The existing buildings are “opening” to enhance the interaction between interior and exterior. This creates “spill-out” zones (public and semi-public outdoor space adjoining and responding to the function of adjacent objects), which transform public space into “space for life” and optimize the microclimate. With the caution of an antiquarian approach to architecture, we try to ensure that the unique character of the district is preserved. We see in breakage and rusting our own inseparable beauty, which we can develop by implementing new structures.

Šlapanice řeší aktuální a stále se opakující problém: Jak oživit krajinu českého průmyslového dědictví, kde často nedostatek místních referenčních příkladů vede k totální proměně území a ztrátě původního rázu a paměti místa. S ohledem na tento kontext jsme si položili otázku, jaký by byl nejudržitelnější způsob rozvoje takové lokality? Nevyužívaný cukrovar s rozlehlým stavebním dědictvím z různých časových vrstev a stopami průmyslové činnosti svědčí o ústřední a každodenní přítomnosti života. Tato série velkolepých vzpomínek vypráví příběh a může být zachována tak, aby dala tomuto místu jeho vlastní a jedinečnou identitu.

Urbanisticky se lokalita stává novou, strategicky umístěnou centrální čtvrtí, která postupně nabízí bohatý a mnohostranný program propojující a integrující své okolí. Tento projekt rozsáhlé transformace a opětovného využití stávajícího odkazu, kde místa a budovy dostávají nový obsah a jsou vzájemně propojeny, vytváří souhru zajímavých funkcí a činností. Každá komponenta byla posuzován individuálně tak, abychom našli kreativní způsoby nového využití. Omezení výstavby spojené s kontaminací pozemků umožnilo navrhnout nový městský prostor kombinující různé typy veřejného prostranství a způsoby práce se zelení i přilehlým vodním tokem.

Cukrovar sehrál důležitou roli v historii této obce a jeho komín představuje pro občany určitou městskou dominantu. Proto, jako v případě mnoho dalších evropských příkladů, považujeme některé celky průmyslové architektury za dědictví, které bychom měli chránit a zhodnocovat. Důvod je dvojí: představují historický odkaz a umocňují identitu místa.

Veřejný prostor v areálu cukrovaru se stává inovativní hybridní postindustriální krajinou. Je navržen tak, aby dokázal reagovat na kombinaci navrhovaných funkcí a programů a vytvářet rozmanité prostory vhodné pro využití různými cílovými skupinami. Centrální prostor o rozloze 25 000 m2 je rozdělen do několika “krajinných kapes”: spill out zóna u sýpky, pivovarský sad ovocných stromů, náměstí/prostor pro akce před tržnicí, nové nábřeží a sportovní areál při severním vstupu do areálu. V rámci řešené lokality je umístěno celkem 235 parkovacích míst.

Navrácení půdy Podstatné prvky návrhu

Zachování nosných konstrukcí a základů. – Všechny novostavby budou splňovat minimální nízkoenergetický standard s technologickým řešením pasivních domů, optimalizovaným WWR (Window to Wall Ratio (poměr prosklení fasády) nižší než 30 % a přizpůsobené světovým směrům), 2 AUTORSKÁ ZPRÁVA – ÚZEMÍ stíněním a větráním s rekuperací energie, zelenými střechami – přizpůsobené pro klimatickou změnu a připravené na budoucí vývoj. – Výběr trvanlivých, obnovitelných a recyklovatelných materiálů (dřevo, cihly, ocel) pro nové konstrukce. Jedná se o vysoce udržitelný proces, který pomáhá vytvářet progresivní image oblasti (sociální aspekt). – Vysoké procento vegetačních ploch revitalizujících půdu, ochlazujících budovy a vedoucích k celkovému zlepšení mikroklimatu, zmírnění emisí CO2. – Navrácení se k řece (vybudováním kvalitního nábřeží) a život v symbióze s rytmem řeky.

Sociální udržitelnost

Navrácení identity místní komunitě Podstatné prvky návrhu – Fyzické zdůraznění stávající průmyslové struktury a její odlišení od nově rozvíjených částí – vzdělávací funkce, pocta odkazu a budování lokálního dědictví a identity. – Široká paleta funkcí v různých oblastech (komerce, bydlení, kultura, vzdělávání, atd.), představuje základ pro vznik rozmanitého demografického obrazu, posilujícího místní komunitu. – Hledání správného měřítka doplňujícího vztah rurálně-industriálního odkazu. Tématem se stává výzkum a rozvoj na poli agrikultury (místní trhy s potravinami a květinami, výroční veletrhy a akce související s ekologickým povědomím v zemědělství a využívání půdy) – téma adaptace na klimatickou změnu.

Architektonické řešení

Stávající budovy se “otevírají” za účelem posílení interakce mezi interiérem a exteriérem. Vznikají tak “spill-out” zóny (veřejný a poloveřejný venkovní prostor navazující a reagující na funkci přiléhajících objektů), které transformují veřejný prostor na “prostor pro život” a optimalizují mikroklima. S opatrností antikvariátního přístupu k architektuře se snažíme zajistit zachování jedinečného razu řešené čtvrti. V rozbitosti a rezavění totiž spatřujeme vlastní neodmyslitelnou krásu, kterou můžeme rozvíjet i implementací nových struktur.
